Etihad Campus, Stadium and Collar Site Development Thread

But it is booming in areas such as tech; I would argue the jobs market should have a larger impact on transport and infrastructure rather than retail. Of course it's never as simple as that, for example an increase in people living and working on the edge of the centre you would expect less need for radical transport changes but it should also impact retail footfall positively.
And yet retail is still falling faster than the rest of the country despite the increase in the number of City centre residents which tells you something significant is going on. If people choose to live in the City centre its because they are time conscious, therefore these people don't spend hours Christmas shopping on Market St when it can be done in 15 minutes online on the 21st December.

The roads despite shift from cars to bus and cycle lanes are still empty of cars. There is possibly a link. My Mum and Dad used to occasionally drive into Manchester for the odd item. They'd never do it now partly because it's just awkward to drive into Manchester and park.

Good comments. Retail in Manchester is dieing. I would not dream of going shopping in Manchester and have not done for years. When I need something I nip in John Lewis. The arndale makes me want to cry it is that bad. The retail in Leeds is much better.

cant disagree with any of that

The extension of the tram to the TC in (possibly) April will be interesting to see the effects of:

Will it drag more urban shoppers from Manchester centre shopping?
Will it become a destination for Manchester centre dwellers?
Will it reduce the road traffic to TC?
Will it increase the footfall at TC or just sustain the current level?

it would be nice to get a southern and eastern Manchester ring of the Tram network sorted next - a loop through Stockport and onto Denton area/SportCity, with a spoke out from the city centre past MRI and onto Stockport.

There is already an express bus service (every 10 mins I think) between Piccadilly and the Trafford Centre (X150) so I’m not sure it will make a big difference.

I’m not sure that everyone is aware of the relative newer shopping areas in Manchester, including the rows off Deansgate where Armani is.

Had a trip down memory lane yesterday by popping into Kendalls

Spinningfileds. Yes struggled a fair bit with retail itself. What was Kendall’s like?

It was pretty quiet mate. The layout in the basement was pretty much how it has always been. There were a few rails advertising sales items of under £50. Probably a sign of the times. That said I wouldn’t spend £50 on a jumper or a pair of jeans these days.

It’s a shame I used to love kendals.

Me too. Used to get my clobber for Oldham away lol. I would be in the queue for the ground thinking I was the tops with my failing Pringle on in sub zero temperatures. I could only afford the Shetland wool one lol.

it's just awkward to drive into Manchester and park.

Can't agree with that from a daily commute perspective.
It's not awkward especially but it's definitely busy.

Haven't visited this site for a while as the guy who used to keep me informed on any developments now works abroad In construction, I take it nothing is happening due to nearly every single page since I last visited is full of parking issues, road development from the city centre and other matters nothing to do with the stadium development ! Does anybody have anything relevant to add the title of the topic !!!

Because they can't be monetised.
Did cross mind that toilets in stadium and Summerbees are very close to food and drink outlets and the shop .......well.

But there are public toilets in public places in all sorts of towns plus railway and bus stations etc so even historically why no bogs where tens of thousands descend on football grounds with loads of beer in them. I cant recall any at any ground ever.

If there was do you think the main topic of conversation would be public toilets ;)

Cheers mate. Never noticed them as we usually come in from the Academy corner to the east stand.

When l am bursting before the match and half time l always manage to get behind the blokes who have about 8 pints to piss away.

Here is a graph of the monthly change in footfall (compared to the same month last year) sourced from https://cityco.com/report/city-centre-monthly-footfall-trends/

This is a KPI of the general High St and the graph reveals how Manchester compares to the national trend (specifically Manchester is Market St, Exchange Square, St Annes Square, and King St).

Points to note:

1) Nationally the' High Street' has had a bad year,

2) Manchester has underperformed the UK - very significantly.

The graph covers just a 12 month period, but the UK High Street has been struggling for a long time, and it's structural.

There are other areas of course in which Manchester is booming (such as property construction).

This change is despite the impact of growth in the population of Manchester city centre which makes it more significant.

It may reflect changes in Manchester City centre as it is focused solely on 4 sites in the City centre. Is some footfall moving to other City centre locations? It's possible, but I don't think so. I live in Manchester and I have been aware of this change for some time. Are their wider regional trends such as a shift in shopping from Manchester to the Trafford Centre?

What is going on? I am not aware of Manchester facing a new geographical commercial rival, nor do I think that Manchester had a comparatively strong 2018 which could distort the figures.

This is relevant to City in respect of the Etihad's location at the edge of the city centre and in respect of transport which we frequently discuss.

Locally and nationally look out now for retail failures. January is traditonally a month where struggling retailers finally throw in the towel.
Strange that Manchester has underperformed the UK because every time I go into town its absolutely mobbed.

Yes, don't think there are any signs, they are tucked away in ther corner to the right of the cafe bit.

If you live outside the M60 it is virtually impossible to drive into Manchester without major hold-ups. Meanwhile Northern Rail continues to be a shambles. The city-centre has lost a hell of a lot of people from surrounding areas in my view. I have travelled widely across Europe and the UK. The transport infrastructure in the North West has pretty much collapsed. Andy Burnham has been totally ineffective despite all his grandiose promises before he was elected. It is not all about online shopping though clearly this is probably the major factor.

Actually the planning, and future development of transport around the area is crucial to the development of the site.
The club have employed consultants to liaise with the relevant bodies with this in mind. Remember we have the possibility of HS2, Northern powerhouse rail, and other major infrastructure to consider when deciding the scale and timing of the work.

We don't control the major transport developments but we are very much involved with the planning.
