Purely scale and complexity, plus the shift in raw materials costs. Prefabricated structural steel has increased by around 20% in the last 12 months, labour costs have increased, concrete is still about 15% more than a year or so ago. Some things have fallen a bit from their peaks but nowhere near enough to offset the price increases of the core components.

BCIS are saying year on year overall costs are up by just short of 9% between Q1 2022 and Q1 2023 and are predicting a 2.9% increase each year so 15%ish would be quite conservative considering it wont be complete until 2025/26. It also aligns with Spons pricing guide values.

All fair, and all true. I find it quite interesting, that's all. I've see one or two already expect it going well in excess of that. I think it is plenty myself and will includude for the increases. All comes down to I guess how much someone has looked at it and when.

The scale isn't actually that vast. Complexity, yes, high. Was just curious just how much in the air the finger in the air guess was that's all.
 
Right bloody route march from the Metrolink to the South Stand on Saturday, only found the entrance to the stop by accident after the game.

Prefer the single queue arrangement stops people jumping over the railings if they think their line is moving slower.

Should be ok for 3pm kick-offs but needs better signage and lighting for night matches.
 
All depends on the method of procurement.

If it's Design & Build then the chances are the tendered costs will be significantly higher than £300 million, but with City having a degree of certainty with the costs, barring 'unforeseen' extras that could not reasonably have been allowed for.

If it's a Traditional JCT Contract then the tendered price will be much lower, but with the very real and, in fact, probable, chance of costs escalating and then spiralling out of control.

Large construction projects seem to be moving towards an NEC Contract, these days, whereupon the two parties agree a target cost, say £300 million, and then if the works actually cost £350 million, both City and the Contractor share equally the £50 million 'hit'; i.e. City pay £25 million and so does the Contractor. However, if the costs actually came in at £250 million, they both share the saving, so City would pay them £25 million above the £250 million as a nice little bonus for keeping the costs to £50 million below the target cost. It works really well, because it incentivises the Contractor to keep costs down rather than escalate them.

Sysk ! (pardoning the spelling if the spelling is wrong) last week after a walk round from the club shop several what seemed to be suited and booted guys in the North Stand entrances with high vis Sysk jackets discussing something and making notes on tablets ! Not sure if there has been any official annouchment yet!
SISK are the main contractor

There must be a hell of a lot of pressure on the people costing construction projects to get the coatings right.
Massive pressure @jrb . One of my mates works for Morgan Sindall. He reckons it can take up to 12 months to formally estimate build costs on big projects.

Hell of a lot of pressure, and it sticks right throughout till the very end.

I seem to be in the minority here with the 'finger in the air costs'. Will be interesting to watch. Not that we will necessarily ever know, but I'm sure we will hear murmurs if it goes over. And if it is delivered on budget, I'm sure it will be publicised as a success.

I noticed on Saturday the screens haven’t been relocated from the North to the South stand - anyone know if that’s gonna happen? I thought they’d have been moved over the summer.

They will buiild behind and over the existing roof I believe so no need to move the screens till later in the build probably next year some time ! Isn't the plan to have screens in all 4 corners eventually !
 
The final part of the approval (the only bit with potential to be slightly contraversial) for the big screens at the end of the two new blocks, still needs to be decided.

I imagined it would happen at the August committee, but it is now too close to that. The next possible one is the third week in September, so might be then.

Do they need permission to put the big screens back inside the ground?
Newcastle, Chelsea and I think Liverpool now have safe standing in the upper tiers. Hopefully the entire 2nd tier has rail seating. No reason not to, especially if it’s a home end

I also think the back say 8 rows of ss3 would benefit as most games it’s standing.

Think a lot of the 3rd tiers should have some form of safe standing seats, plenty across East & CB stand that stand up at the back
