Just looking at the masterplan, this has been updated from the original document from 2021. The updated masterplan includes the new North Stand extension, and also mentions the proposed leisure and entertainment zone. The scale and size is unknown, but should be in context with the size of the Stadium.

I would hope that the entertainment zone would include improvement of the pathways around the stadium, with the bad, cracked and puddled spots all over. Some kind of brick pavers or something done with textured gravel/cement mixes. Almost anything would be an improvement over what is there now.
Also, when it comes to the inevitable new statue, I hope that the artist that is chosen tries to show a little restraint. Not a fan of the style of the Silva, Kompany, Aguero statues or the balancing act of Summerbee and Bell with their arms stretched out in what looks like an act of dramatic ballet poses

Your link dates from January 2022. IIRC, the RFL seems to have decided not to go ahead with this. There's been no visible progress and no mention of it from the RFL for ages, which suggests it's been quietly shelved.

any one got a picture of the kippax toilets for this guy

There are some more parcels of land that can be redeveloped.

The land on other side of the pedestrian bridge, next to, and above the away coach park.
The land next to the tennis courts and indoor courts.
The back car parks. Which won't get developed as they are obviously needed for parking for match days and for the Coop Live Arena. They also bring in income.
I'm not sure it's possible under the stadium and Etihad Campus lease agreement with MCC and Sports England, but if City were allowed to remove/demolish the tennis courts and indoor courts, that would create a large parcel of land similar in size to the parcel of land that is now the Coop Live Arena, that could be developed into something. I don't think that would be allowed to happen.

Presume they could remove the courts if they replaced them elsewhere on the site. They've been up 25 years, so just replacing them would be an upgrade and extend their life, which I assume Sports England would approve. Depends on the need to use that land.

One thing I do wonder about with the car parks is whether they may ultimately build a multi storey to condense the area required. It could potentially hold more cars than the current blue car parks to allow the removal of the collar site parking, incorporate things like EV charging and if, they provided exit via Alan Turing Way and New Viaduct St, may be no worse a nightmare than the current situation.

Considering how much they charge for parking, especially for the arena events and with future loss of off site parking when a lot of industrial areas disappear e.g. those units along Bradford Road, there will be both a need and an opportunity for more onsite parking

Has there been any info put out about the 2 or 3 parcels of land that the gas holders were located on?

Does anyone know exactly where this spot is , I can't think of where it would be put

Could incorporate new tennis facilities into a wider development though making them better than current
