Guide price of just £5000. That building is coming down and will be rebuilt. Reckon it will go for between £40k to £50k

It is a beautiful part of the country and know doubt a lovely house will be built there but other than a rich English second home owning Rag supporting Tory Toff will be able to afford it. You can build a very decent house for £150k, so £65k to buy the land and say £10k tops to clear the site / sort any issues and you have a decent house for £225k. It's cheap really in the grand scheme of UK housing but then it reflects the risk - I'd want it to be worth £300k at the end to make the risk/reward about right. It will be a massive ball ache sorting it out.
