Cheap warehouse space in Manchester?

I'm on the lookout for a small warehouse/big workshop to rent short term (6-12 months). 100m2-200m2 (30ft x 30ft plus) ideally. Something secure, any part of Manchester would do, but ideally South Manchester, or somewhere on the Metrolink network if not.

Can anyone recommend anywhere/anyone?
