NS- North Stand Expansion
City Plaza - A dual-purpose area that can be used by people using the stadium and COOP Live with either the club shop and museum or bars and restaurants. There would also be a new staircase built from the tram stops to the bridge giving access to COOP live
CS+M -Club Shop and Museum
Hotel- Hotel, Offices, Bars, Apartments, Cinema etc

North Stand will be how you have it but the square/plaza will be under a roof where the club shop is now. The hotel/office area will be where you have listed City Plaza/Club Shop/Museum. The club shop and museum will likely be within the north stand expansion itself, although they might build a temporary club shop while construction goes on.
 
These look like window sampling rigs. Steel tubes are inserted into the ground and and the soil is extracted from tubes. It is usually to test for contamination rather than ground bearing capacity. Prior to any development the Local Authority require a remediation strategy to be put in place where any contaminated ground is identified and to excavated material classified as inert, non contaminated, contaminated etc.... Disposal sites need to understand the classification of any excavated material so that contaminated waste can be managed correctly. This level of information also helps any contractor pricing the groundworks as contaminated material costs a lot more to dispose than inert material. The contractor will also need to provide a remediation strategy for the LPA demonstrating that any imported material is clean and not contaminated. Very responsible way of managing the construction process. For those who are interested in future development of the ground there are very encouraging signs.
From memory the ground from the Kippax was classed as contaminated waste and the cost for disposal went from £1 a ton to £27 a ton so can make a hell of a difference and that was back in 93(?)

@HelloCity & @blueyorkie The reason for drawing the City Plaza as a big area was to take in footfall from the arena which if you look at the top of the picture there is a bridge that leads to the arena along with Joe Mercer Way. That is why I have placed the club shop and the museum next to AT Way. I have also placed the hotel and office building, pubs and restaurants at the old casino site as that leave a decent size car park outside it that could be used seven days a week with entry via Gibbon Street

While these developments are exciting and will enhance the matchday experience, it should be remembered that the land is jointly owned by CFG and the council. All rents etc will accrue to them and not to City. The same is true of the arena.
The club will eventually get benefit from CFG in terms of shared facilities such as IT, scouting, players moving around the group etc, but it is clear that CFG is the owners priority. From the owners point of view, this is an improvement to a CFG asset.
