Not sure if Spanish Law extends to football but if it was property the buyer inherits the debt so at the Notary stage the buyer pays any mortgage back to the bank with the vendors getting the agreed fee minus the mortgage amount.

In other words if as above the selling club would get the agreed fee minus the player wage which goes to the player.
