Making an offer on a house - strategy

What's everyone's view on getting a solicitor if you are both buying and selling at the same time? Go with what the estate agent puts forward or shop around. Obviously you would need to know what you are doing going this way. A decent solicitor who isn't going to hold things up etc. I just been quoted nearly £3 grand for using a solicitor for both a buy and sell.

Worth checking out elsewhere to see what other providers offer. Estate agents will have commercial arrangements with solicitors to recommend them, it won't necessarily be to your benefit.

A former colleague recommended using a licensed conveyancer instead of a solicitor as this conveyancing is the only job LCs do so it wouldn't be held up as much. Might be worth checking out that too.

Never touch the agents recommended solicitors.
Get your own.
Like any trade, get three quotes before choosing.

Thanks for the info. Just done a conveyancer comparison online which brought up a few at £1,600 range which is obviously a lot better than the quote I got. Just got to make sure that these are decent conveyancers I guess.
 
I have four estate agents coming tomorrow to value a house. It largely sits empty most of the time. I only really use it when working in this part of the country. Spent the last two weeks in it prepping to market it.

Unfortunately I won't be here from Sunday for a number of weeks, which will mean doing everything from afar.

Not looking forward to the inevitable stress it will cause.

I did appreciate the advice above about finding your own licenced conveyancer. I will definitely heed that advice.
 
Don’t fuck about if you find a house you really like, offer on or near the asking price ..
Absilutely. We had a buyer for our house, he offered £20,000 less than the asking price of £140,000. We didnt talk to him again. We didnt bother with people like that

Be fair but firm
