been quoted £399 by the estate agent but just looked online and they are £169. Anyone got any advice on this ? thanks in advance.

Yeah go with the cheapest you can find. The estate agent earns a kickback from every referral, hence it being more expensive

The only advantage I can think of to use the estate agent is that you could probably pay upon completion whereas the other would be paid up front.

Are they like for like? Don't forget the energy certificate is compulsory now and imminently you'll have to have them available before you can put the house on the market.
In the past people were getting them done after putting the house on the market. In the end get the bare minimum legal requirement cos no buyer with any sense will take any notice of them anyway.

Ensure whoever you go with are members of AHIP, you don't want to shell out your money only to find, when it comes to selling, that your HIP isn't up to standard and doesn't cover everything it should.

if you do it thru the estate agent then youll have the chance to cough up for it at the end when everything goes thru

the EA will get a cut on it but beware, thes pepeole that tell you they can get it you for 150 200 etc... be careful...it can take them 2 or 3 weeks to get the hip to the estate agent, and as the EA wont be able to advertise the house for you until we have it, you could well miss out on valuable advertising time

oh and make sure you choose a countrywide agent lol
