The stadium has to be a big selling point. 55,000, dedicated football stadium owned by the club and loads of commercial boxes.
That sets them apart from all of the clubs you mentioned.
You also get a lot of intangible stuff owners might like. Founding member of the football league, never relegated from the PL, 4th most league titles in English football history, famous rivalry, famous city.
