Just managed after two weeks to speak to someone at the conveyancer, just been told they want £300+vat just for an initial consultation
House is in a trust so not sure if that makes things more complicated
Anyone recommend one they've used ?

We're just selling one of ours and the solicitors want £250 up front


The identification process is an absolute riot BTW

Not sure what is classed as an initial consultation, but you normally need to pay some form of deposit for all of the searches etc

They should have given you a quote for the start to finish, of which they'll likely want some of it upfront

No, they wanted £300+ vat just to have a look at what we wanted and then take it from there
Annoying that it took 2 weeks to let us know , especially as the tit next door has today acquired a rather noisy motorbike

Have you asked them for advice as well, or is the sale itself complex?

They are probably the only two reasons why theyre asking for a consultation, as it may be that your transaction isnt just a straight forward sale

If its neither of the above then id probably just ask them why they're asking for you to pay up front, if you dont like what they say then look elsewhere

Photos, bills, in each and/or both names, sent to an app then sent back as not clear enough. Sent again...no good. I decided to send some new photos to their email address. 5 returned emails and 2 phone calls, then we where told the original solicitors couldn't do the conveyancing because it's a holiday rental property. Transfered to new solicitors....rinse and repeat........

Wifey works as a legal secretary and said it's a very heavily regulated industry
The solicitor needs to be certain you have the right to sell the property and that you didn't come to be in possession of the property by any illegal means
 
How often should you give these people a nudge before crossing the line and being thought of as a right mithering git ?

Gone with conveyancer recommended by solicitor who holds the trust , 10 days after initial chat I'd heard nothing, rang them and they'd done nothing as they needed more info which they didnt think about getting in touch to ask for

About the same number of times you can ask advice on bluemoon about selling a house before being considered a mithering git here .
