We had it done to us once on eve of exchange, told them to fuck off, and consequently lost the house we were supposed to be buying.

In England when buying or selling a house you can be shat on right up to exchange and there is nothing you can do about it.

It's easy this house selling.
Been on since Tuesday and we have had 4 offers so far - 2 at asking price and one above from a cash buyer. Expecting at least 2 more offers from viewings we've had today. Maybe a sign that we put on too low - our agent wanted us to go even lower though.

Now to find a house!

You certainly seem to have put it on at reasonable and realistic price and have hopefully achieved a quick and hassle free sale.

Unfortunately now that you're looking to buy, you may now find that the vast majority of vendors out there are just greedy/deluded kite flying chancers who have no real motivation to actually achieve a sale, putting their house on the market for a stupid asking price and fully prepared to leave it sat their indefinitely (or have a foot stamping tantrum and withdraw it from the market after 6 months of no interest)
 
I want a first home in Manchester for just myself and there’s a few empty and chain free for sale. Failsworth seems reasonable as does Middleton. I’ve not looked at Moston yet.

I fancied somewhere near City but regular houses in Droylsden are too much for the size and area as a whole.
 
Just had the survey back on the house we are buying.
Seems to have a load of problems - damp, pointing, windows, lintels. + the kitchen needs replacing which we already knew about.

Problem with them is never know how serious the problems are from a piece of paper or if the surveyor is just covering their own arse.

Now don't know whether to pull out.
Even if she agreed to drop the price - which I don't think she will, that will just save us £20 or so a month on the mortgage but would still have to find thousands to fund the work.

You could always have a chat with the surveyor. I am sure sure he/she he will give you a little more detail.

They are defective apparently which could mean anything.
Google tells me it is caused by subsidence or damp - it will be the damp.
Estate agent wants me to pay out for a damp specialist to check it out. We don't really want to pay out more for a house we may not end up buying

Just imagine how sick you’d now feel if you’d put down a non returnable deposit like you suggested for your house.

Fair point.

Might still go for it. Will get someone in to have a look and speak to the surveyor for more details and take it from there.
