House Buying / Selling Thread

Sounds like more going on than just buying a house. If you don't need it for a year then why buy now? The one thing I can't see happening is a jump in house values so I doubt you are going to miss out on capital value jumps. What is the driver for now?
Well, 12mths is the current plan but I guess there is nothing stopping us moving into it whenever we wanted. The driver for now is because of our current salaries we are in a stronger position for a mortgage, we would be taking a wage cut with a move. Still can comfortably afford any repayments but still a cut. I think I am looking at it as a chance to get on the ladder as early as possible and be paying off my own mortgage rather than just paying rent and bills living at my parents.

The 12mths would also allow us to do the bits to the house we want and we wouldn't have to live in a building site whilst it gets done.

Owning an unoccupied property has all sorts of problems when it comes to getting it insured.
It usually requires at least a weekly visit to check inside and out.

Yeah we are moving to the area where my missus is from so we have plenty of family who can pop over and to be honest I could even see us both living up there for a little while whilst we do work to the house as we are both WFH at the moment.,

You may need to be cagey about your plans when applying but with so much WFH now people do have houses all over. There is a lot of cost in an empty property though. You will have council tax and the utilities charge you a minimum rate so the bills will start coming in once you own it.

Yeah definitely, have costed up and we can afford it without any problems. Having it empty is a concern but as I said there is definitely flexibility with moving up there almost straight away whilst WFH is in place and in the other time we have family who can go over each day.
 
Selling London and buying elsewhere. I viciously regret living here for as long as I have. There’s a huge shortage of houses in the capital so it’ll sell easily.

As long as I live somewhere new that’s near an airport then I’ll be fine. Love my trips to the continent.

If you're selling in London have you looked at House Simple. Selling for no fee. Sounds too good to be true but could save you a fair bit down there.

I haven’t... For free? Come on! What’s in it for them? That’d literally put hundreds of other estate agents out of business.

I think I know who I’ll use but it’s going to be a minimum of three agents to get a valuation. Everybody I’ve spoken to is saying roughly the same price.

Honestly don't know. They say they make money from referring you to others but it isn't compulsory to use any company they recommend. Maybe a gimmick to build a market share, need to check the small print but could save people thousands.
 
We’ve a good solicitor and I might drop him a quick e-mail. Planning on a good local agent tbh.

That's why they're interesting. Don't need an agent to do a lot of leg work. People probably looking online more than going out to high street agents. If the property sells really quickly then it's great, but then I'd be thinking I paid you how much for that! Interested to know what your solicitor says. I'm naturally suspicious and cautious but haven't seen a catch yet.
