If I am unhappy with my Estate agent can I just bin them?

Hi.

As above really.
Selling via Hopkins Henstock.
I have had 2 viewings in 8 months.
Don't get me wrong it isn't the Ritz its a 2 bed semi terrace and I am aware the market isn't great.
They have given me no contract of selling etc and on the whole been pretty unhelpful.
I just rang to ask if there is any reason why houses around are selling and he said our price needs dropping by 5K. He valued it! Have I wasted 8 months?
Can I just get another agent to promote my house or would this cost me? I am seriously considering a quick sell on the place and taking the loss.
Any help would be appreciated.
 
Estate agents will always attempt to get you to drop the value of your house if it's struggling to sell , they all do it ..... but some are 'pushier' than others

and most will try to tie you into using them only , via their paperwork , but they can't really argue if they are struggling to sell it and you finally decide to use another agent ... and especially in your case where you appear to have signed nothing.

I'd quit Henstocks first though , and then get someone else round to value it .. don't really see why it should really cost you anything , estate agents generally just take their fee out of the sale price on completion of the sale.


Some people do tend to use two , or even three , estate agents to sell their house ..... i know someone who was selling a house in Burnage , which was struggling to sell , and had three agents working on their behalf , all at the same time !
 
If you are considering a quick sale sometimes 'investment companies' will offer the best price , rather than a fast house sale company , who will generally only offer you 'peanuts' ....... if you do accept an offer like this there are usually no extra 'fees' to pay basically because they've got away with murder in talking you into selling so cheaply!

a fast sale company only offered me £191,000 for a £260,000 house i was selling in Cheadle Hulme three years ago .......

whereas two 'investment companies' have just offered me £150,000 - £157,000 for a £170,000 house i'm currently selling in Burnage ..... i was tempted to take that highest offer too before a private buyer unexpectedly viewed the house at the 'eleventh hour' , and offered the full asking price !

I had about 10-12 viewings in four months before it sold.
 
if you haven't signed anything than you can disengage them at any time. if you have signed a contract with them, that will dictate what notice period you are required to give and, if appropriate, whether or not you have agree to a sole agency (i.e., whether you can instruct more than one estate agent).

if you do decide to go with another agency, expect the first one to monitor the progress of your sale. if there is any way that they can prove that it was their marketing which introduced a buyer, they may try to get you to pay the fee which would have been charged by them.

what does £170k get you in Burnage??? ;-)
 
Yes. When we were selling our house a couple of years ago the estate agent put the floor plan of our house on their website incorrectly. Not a major thing but it had you going into the front door then turning right into the downstairs toilet and then into the house from there. We noticed it the day it went up and asked them to change it which they said they'd do. 6 months later and having asked on numerous occasions it was still wrong. We'd only had about half a dozen viewing as well so switched to another and it had sold within another month!
 
Quick tip, if you are in the North Manchester area, avoid Ryder and Dutton. I had a similar problem a number of years ago and sacked them off, they caused a lot of trouble for me.
 
Thanks for the advice.

I have dug out a scruffy photocopy signed by my wife stating they have sole agent rights on it.
How do I cancel with them when there is no period of time mentioned?
Very unprofessional and would not recommend them to anybody.
