If I am unhappy with my Estate agent can I just bin them?

It isn't necessary to have signed anything to be bound by contract law. Usually estate agents have a clause in the agreement that you'll pay them if you sell within so many weeks of binning them.
It stops the obvious scam.

Bought my house through Ryder and Dutton, no problems to report as a buyer but I did keep them on their toes making sure everything went through. (Seller's parents deceased and wanted a quick sale, no chain with me so this would have helped).

'Bluegirl' , don't make the mistake of understimating Burnage , like so many do ... like everywhere else it has its pros and cons , and whilst it is undoubtedly a trifle rough and unkempt in places , some parts of it are far better than you'd think ..... i live at the top end of Burnage , close to Parrs Wood and Heaton Mersey , and it's certainly nice enough here .... you've got everything you need close by , plenty of nearby woodland for walks , and there's a metrolink extension just opened five minutes up the road.

I'm only moving for personal reasons , or i'd probably stay here forever !

i'll stand corrected. sounds lovely when you put it like that. just have bad memories of having my car stereo nicked the first time i ever went!
 
Usually an agent can claim a fee if you sell it within 6 months of binning them. But when I sold mine a couple of years ago I'd changed to another agent and it sold within the 6 months but the first agent didn't claim any fee.

But if you're not happy just go in and tell them as of then it's off sale with them.

It's always best to get a few estimates anyway and also to see what others similar round and about are going for.
