North Stand Construction Discussion

Raising revenue is the only point.

Pay to stand on a roof to look at a football pitch and some buildings... Not exactly the Grand Canyon or Pyramids of Giza is it?

Different things for different People.

I love the changing Manchester skyline and take every opportunity to see that from the top of the spirals at the Etihad, from the bars on the upper floors of towers in the city centre, from the top of car parks in the city centre, as well as further out from the hills overlooking Gtr Manchester.

I will definitely try the roof walk. :-)

Be interesting to see what price point they pitch it at and also for the abseil down ! I’m sure public liability insurance will be huge ,did I remember correctly on here someone stated the Tottenham costs ??

I used to love working and walking at heights, standing on cliff edges, etc when I was younger.

I get dizzy standing up nowadays!

One for you young lads!

Spurs charge anything between £25 for 12 year olds to £60 for adults depending on time & day. Nobody can tell you what ours will be.

Todays look around, busy site despite the weather

Thanks for this, it shows tha sheer scale of the expansion really well. As for the mysterious scaffolding by the South Stand, time will tell. However a nearby house had scaffolding up for months and nothing happened until it was removed. Maybe the house-owners just liked scaffolding

Handover to the club for GA areas is pencilled for 17th march, with the sky bar being next season... Fully expect them to try push to get people in for a CL QF or Semi if we're there for some miracle, or for the last game of the season if it looks like we might win the league
Some CL dates:

Round of 16
10-11 March 2026 and 17-18 March 2026
Q/F
7-8 April 2026 and 14-15 April 2026

It could be a tough ask renting the office space out. Probably will depend on the cost per sq ft. Most office occupiers want to be in the city centre, not a few miles from it next to a football stadium. Metrolink, and parking, which will have to be provided, will help.

I went on a tour of Eden just over the city centre border in Salford. The agent told me they still had 7 floors to let, and were struggling to let the floor space as Eden wasn’t on the Manchester side of the city centre.

I’m sure overtime the office space will be let. The 3 floors aren’t big floor plates.
Rentalise it at say £40psf, that’s £1.2m pa, which applying a 6.5% yield makes it worth £17.25m.
30,000 sq ft is not a lot of space to get away. Makes sense given the planned Holt Town development. The city centre is expanding and City are playing the long game.
