I thought the council just get a flat fee now with nothing extra regardless?

Everything he said was incorrect.

City pay a set amount per year ! It's a better deal for MCC and suits City to build it into their budgets !

I also thought it was £3m for the lease and an extra £1m per season(I forget the term used) so City can keep all revenues for none football events at the stadium. Whether or not the new expansion plans will mean the existing agreement will be amended again, I don't know.

Naming Rights: 842,102
Champions League: 338,293
Champions League:112,764
Total charge Apr 14 - Mar 15: 4,437,004

There are variable payments made dependent on the clubs participation
and performance in European Competition. Additional rental income associated
with the clubs participation in the Champions League for the 2014/15 financial
year is detailed in the above table.

The stadium build was funded by Sport England and given to MCC however any proceeds for a sale would likely to have to go in full or part to Sport England

My mistake, I had misremembered it slightly, what I've read(probably here on this forum) is £3m per year for the lease and a further £1m for control of the naming rights. The figures you put there don't seem far away at all. Except, maybe the Champions League/UEFA competition income, is an extra that has been overlooked?

As for none City football events, City apparently reimbursed the city of Manchester council to the tune of £33m(their construction costs contribution). This was satisfied via a combination of £6m cash and the transfer of assets from Maine Road, valued at £27m, in exchange for a 'managing lease'.

As City does not own the stadium who pays for a new roof if it needs one?
City are de facto owners with a 250 year lease which IIRC is shown as an asset in our accounts (maybe wrong or partial wrong about that) We have exclusive rights and are responsible for the maintenance, If the rags wanted to borrow it then we would have the final say (no)
