Rental arrears notice from Tenancy company.

I'll add that the concern for my deposit isn't totally unwarranted.

Before I rented rhis place it had been many, many years since I last rented. There were several times when I never saw my deposit back at the end of my tenancy (despite never missing rent, or leaving any damage to the property etc).
The last place myself and my ex rented (before we bought a house) we lost our deposit (to a private, pie faced, wealthy landlord I recall very well).

No issues with this agency (I've never actually had any contact with the landlady who owns this flat) btw, it's coming from past experience.

I think the laws might have changed since then though (depending on when it was). The landlord can't personally hold the deposit any more and there's a lot more recourse when it comes to disputes, as I understand it (I've also not rented in the UK for about 2 decades, to be fair, just read about it).
 
Did you move in before the start of the tenancy or did the tenancy start the date you moved in, e.g 20th?

Sounds like it's a valid payment unless they explicitly agreed to waive that amount (and practically speaking you need this in writing to evidence it), in which case they can't unilaterally go back on that.

I would pay up on this, you had the consideration of the flat and you've had the benefit of having an extra £200 for the last four years.
 
I didn't pay rent for four months in a row when my bank cancelled my auto payment without telling me. My landlord didn't even notice. It was actually me who told him. And then I had to pay four months at once. Not a fun month.
 
On the face of its it’s arguable that unless it’s expressly provided for in the tenancy agreement, if both parties have essentially acted as if the money wasn’t due, given the passage of time, and the express indication from the accounts team, the money isn’t due to the landlord via the doctrine of promissory estoppel.

Agreed mate, I only rented a place for 6 months (previous to that it was over 20 years ago before this deposit thing and had no issues then).

When I took this temporary place on it seemed ok, a few light bulbs missing/not working , a few bits and bobs wrong, but nothing I was too bothered about.

When I left, spent days cleaning etc and was in better condition than when I took it over, estate agent came round, said everything was fine so I handed the keys back, came to apply for my deposit back, it was minus something like £500, £120 of which was for lightbulbs, £90 for cleaning the oven (which I used once) £150 to reseal around the bath, and £150 for general cleaning !

I disputed every single point and evidenced most of it, got it all back barring the £90 for the oven lol, so I’d be very wary when leaving, get them round a few days before so you can rectify any problems they identify.
