Selling a house advice

Me and my recently brother inherited my dad's house and now ready to sell.
It's a 2 bedroom semi on a predominantly council estate in swinton (the valley)
Had 3 valuations of , £120k-£130k, £155k and £170k-£190k which really hasn't helped.
Want it selling ASAP, ive cleared it out , painted walls white , stripped carpets and had couple of jobs done.
Not desperate to squeeze every penny we can get but don't want short changing
Just wondered if there's a preferable way of selling it and for how much , auction , guide price etc.. as i haven't really got a clue
30mins on zoopla and rightmove will tell you what it's worth.

Conract with the agents that seem to sell the most locally and go with whoever feels easier to deal with.

The market / buyers will be out there at the right price. If its no chain then should go quickly but as always 3 to 6 months is realistic.
 
Have to disagree. Agents will inflate the valuation simply to make you feel better and get your signature.

Sold many a house over the years, and we have never let the agent set the price- we determine that.

Set a price you are happy to accept and then pick the agent with the lowest fees.
Only going off some I've been in that are in right states and go for higher than asking prices.
 
please remember what some pious posters on here would have you believe... all property is theft ;)
 
When we sold our last house and bought our new house (South Manchester/ Stockport), we found that you either go high cost or bargain basement. This was in 2019.

The estate agents charging in the middle, basically put it on right move and had someone on hand to open the door - knew nothing about the property (ie: where the boiler is!) and just stood at the door for pocket money. No sales advice at all! We opted for a bloke who was a fraction of a percentage more, but actually sold the property.

We did a deal with him that he would be paid a higher rate, if he got us above asking price (which we had mutually agreed). He was invested to show around and sell it - and he did!
 
Watch for estate agent charges compared to what they'll actually do.

99% just seem to chuck it on Rightmove so take the best value and tell them if your not in a rush to go in the £170-190k bracket to start, it can always be reduced later.

I sold my house myself, just worked out a fair price, added on a bit of negotiating room and put it out there. These were the days when the Internet was just starting to develop, so no social media to market through.

Sold at my asking price and just had the solicitor do the legal stuff.

I didn't see the point in paying an agent thousands to do very little. Perhaps things have changed now, but for a house like yours, this is the way I'd go.

It all depends on what & where your selling.

The last house we were involved in was Mrs Moons father's who'd passed away, the property was 45+ mins drive, 25 miles away. So yeah we did but, I take your point depending on time & location it could be all done privately however, a percentage of the sale to have it all done & dusted could well be worthwhile for ease.
 
We sold my late father in laws house by auction. You can put a reserve price on it and only cost us around £800 in charges.
It was an ex council house on a large council estate but we got what the estate agent predicted. A lot of interest from house buyers from down South, as they find it a lot cheaper to buy in the North and renovate then rent out.
The company that bought ours didn’t even bother looking at it before auction.
We put our 3 bed semi in south swinton up 2 years ago with bridgefords and had a terrible experience with them plus they were the most expensive , eventually went with selwell who were brilliant and far cheaper.

We went with Hunters who sold it through Iamsold auctions. Hunters did everything for us and it cost less than £1000 in fees, including solicitor.
We were happy with the price we got
 
Sat in my dad's today with the missus weighing up our options, long story short offered arkid £50k for his half and hes accepted, it'll need a few quid spending on it , think we've both come out of it happy, fingers crossed
 
That’s why I only drink decaf tea, no proper tea for me! Seriously, looking at selling myself now the majority of freeloading tw…er, kids have left - found estate agents are after 1 - 3 % plus vat, seems a bit much!

Has anyone ever used 1 of those companies that purchase houses quickly. I assume they purchase the house at below market value.
I looked at a few and had a decent conversation with one when we were selling my dads house. There 7 of us involved and I assumed things could get messy. The house was valued at around £560k, it needed work..... and we were offered, deal done completely, in 30 days, no expenses, no hold ups, guarranteed sale, all legals sorted, no last minute deals and no last minute change of mind... £420k and £440k so about 80% of market value. They have lists of builders and investors and presumably they sell the house on to these parties. I was sort of outvoted but we did sell quicker than first thought through a reputable estate agent at the market price.
I then considered using them again for the sale of our holiday rental property, taking into account we could better invest the money elsewhere. Taking into account a 6 month contract with our rental agent and loss of earnings on potential interest, any remedial decoration, loss of interest when money invested over a given period of time and any other costs involved there wasn't a lot of difference between what an esate agent would get and a house buyer would give, we arranged an amicable deal with the agent so we didn't lose income whilst it was on the market.....I suppose it all depends on how quickly you wish to sell and what your situation is together with the condition of the house.

We put ours up for sale 10 days ago. Had 4 couples viewing within 48 hours but nothing since. We had seen a house that we really liked last week. However, the guy selling accepted an offer. We offered £10k more but he wants a quick sale as moving to Spain. We have just heard that the offer he had accepted has fallen through.
Need the funds from our sale to afford the purchase
