Selling an inherited Property

Yes but 1st impressions count. Give the property a really good clean/vacuum. Freshen up with a coat of paint where necessary. Keep garden under control. Declutter - makes rooms look bigger. Lot you can do and don't give prospective purchasers any ammo to knock price down.
When I rented out property the first thing I did when it came to selling them was to replace all the easily replacable chrome bright stuff...taps, cupboard/door handles, toilet and bathroom fittings etc etc and any hanging ceiling lights, raise them up a bit...makes the rooms look bigger. Shouldn't cost too much and all easily done in a day, as mentioned, dont give a purchaser any ammo.
 
De-clutter, redecorate, everything white, change things like taps, light switches, change ceiling light fittings to ceiling fans (either black or silver) with a light.
Change carpet if its old/horrible.

Looking for any advice. Both my parents passed esrly last year, leaving their home to myself and my sister.

We were going to rent it out but figure it’s easier to sell and not have the issues that come with being a landlord. Anyway, we’re in the middle of redecorating, just a repaint and fix a couple of bits, and I was going to look to replace the bathroom, is it worth it? I think I’ll redo the carpets on thr stairs as there’s a few bald bit.

Is now a good time to sell? Should we look to get the house in the best possible state or forgo some bits? It’s a mid terrace, 3 bed, 1 bathroom in Middleton
All depends what its worth to you, and what its worth to your sister right now is rhe answer I suppose

I had my own and 4 other houses I sold 2 and regretted it. While getting a steady monthly income I`ve also seen a huge rise in the value of the properties.

The only reasons for selling should if you need the money from the sale.
If the property is at an inconvenient distance so you can`t keep your eye on it or keep an eye on workmen doing repairs.
If you are in ill heath.

Might be just coming out of this a bit but people go nuts for a doer upper… Said it loads of times in the last few years you could have bought the cheapest terraced on rightmove, put the windows through and sell it for a profit at auction because it’s a ‘doer upper’

Had a few estate agents round and we’ve got a £20k difference in valuation between thr top and the bottom, both with differences in strategy to sell. Fun
