Tenancy agreement advice

We rent our places out through an agent and they deal with everything. Whilst their commission takes some profit away, there’s also the reduced hassle. My long term landlord in Manchester had houses trashed, lost rent, evicted scumbags etc. As a student, we had a swinger, a violent drunk and dossers to contend with. It really is a lottery.
