Is the rental market good where you are? I am sure if you negotiate he would rather not have the increase rather than having a property empty and lose say 800 a month in rent?

I think the rental market is quite decent in manchester what with the BBC and other business's moving up here.

Thats a big increase on say £800 a month rent! Is this normal because ive been renting since I was 20 years old and i'm now 27 and never had an anuual increase especially in the current economic climate.

I'm not saying you haven't already or don't know, but you can actually make an offer on the price of a rental just the same as if you were buying. My daughter used to work for Thornley Groves on Whitworth Street doing rentals and say it was £800 for example you could offer to rent for £750pcm then if it goes up as per your contract, you would only be paying £800 in 3 years. The Landlord would obviously have to accept those terms just the same as if he was selling.
