Will - advice

Is that relevant?
No will - wife inherits.

It's relevant to anyone else labouring under a false assumption.

He couldn't leave it in his will unless he was the sole owner or the couple owned it as tenants in common.

And that bolded bit would have been discovered on a land registry search.

This can all be discovered before a relative dies, and that way there's no disappointment when the time comes.

Is there a way for the home owner to know you've done this?

Only If they have registered for the alerts. But I'm not sure if it logs the name of the person who searched it.
Registering for alerts only triggers any changes in the Register.
It doesn’t alert to any searches to the Register so no, the home owner will not be able to find out who has searched the Register

Every day now my emails have at least one random mail shot inviting me to make a free will. It’s a bit concerning to be honest. Just what do they know?

That’s because they want to be appointed Executors, you might as well give them a blank cheque.
