woodburners and Regs

Neighbour had a 2nd woodburner installed at rear - inside his conservatory, they have one already in living room but flue/chimney used to take smoke/fumes away - this 2nd one is on rear/side next to my driveway and inside his conservatory. The flue goes outside out of conservatory and is level with guttering/bedroom windows - problem is smoke / smell going into our bedrooms.

The top of flue is below the roofline and level with the windows/gutters on houses.

Neighbours are fine and we get on well, dont want to fall out, but my son has asthma and I am worried about his health - I will be discussing with them in nice way.

I tried to check regss but seem unclear and might go to Building Control for some advice - anyone had similar issue with wood burners? Flue? - should top of flue be below roof line and level with guttering/bedroom windows on semi detached houses?

I'm pretty sure he is in breach of the regs there mate. It should not have been signed off by the fitter either. The flue has to either be 3.5m away from house or if not it has to go up the wall and clear the eaves

You are meant to have a metal stamped sign displayed next to the wood burner attesting to it being installed correctly and adhering to rules...
admitably ours is in the filing cabinet somewhere, but i think it’s the Regs in Trafford council at least.

edit: I’m sure I read, possibly on here, someone getting fined 25k by Trafford for having a burner and burning literally anything on it, possibly off Brooklands road.

Conservatories are made of glass mate, get the bricks.

I agree with you, I bet code has it at least two feet above the eave. It’s crazy to not have it clear the roof line for a couple of reasons
It’s susceptible to water or snow coming off your roof and it won’t produce the right draw being the main reasons

Easy fix. Middle of the night from a step ladder pour a dry bag of poscrete down the flue. Then about four pints of cold water.

If you site your stove close to the outside wall of you house, you will be required by building regulations to take the flue all the way up to above gutter height securing it to the outside wall of your property all the way up with pipe clips (As in the photo). This obviously requires a much longer length of twin wall flue and adds to the overall cost of doing the job - however this is not the ONLY choice.​

If you can situate your stove at least 2.3 metres away from the outside wall of your house, you only need to take the flue up by 1 metre above the roof of your conservatory, which obviously makes the job much cheaper and easier.​

If a new chimney has been installed it will need Building Reg approval, if it’s been done by a competent person registered on the Hetas scheme then it just gets registered, if he’s installed it or a non registered Hetas person has done it Building Control might check it. Or he might not have informed building control. Even if installed by proper Hetas person doesn’t mean you won’t occasionally smell the smoke, but it shouldn’t be a hazard from a carbon monoxide point of view. They are a pain, I can’t have my bedroom window open because of the smell of smoke from one on next street. Personally I think you should only be allowed them if you have no gas supply.

if you get on with them just tell them your problem and ask them to extend their flue, if they are as good as you say i cant see them having a problem, if they get arsey then fuck em , they aren't as good as you think report the cunts ,either way it will get sorted.

if i see my neighbours got the washing out i would tell them that i was planning a barbie later in the day, give them a chance to get their washing in, fucking hate inconsiderate people.

thanks for all the advice, some useful and some shite as i would expect on this forum lol :) ........ anyways, had a word with neighbour and they will not use burner at night so we can open bedroom windows, they only burn approved wood as well and the flue at side and cannot be seen from our windows.

We have also bought a new fire pit ourselves and sit out evenings with that burning....so as burner meets building control regs and right height i need to be reasonable.

We get on with all our neighbours so need to take a step back, deep breath and a wider view.

I fell out with last neighbours who lived there, fucking rag bastard, his wife used to dry his collection of rag shirts on line (I asked her to use a dryer or just burn them, she though I was joking!) - they fucked off to Oz (he was having affair and it was new start I found out!) .......I recall used to enjoy sending them over names of snakes, spiders and other animal shite that could kill you in Oz...... :)

I love it, he wont use his at night because you've asked him but you have a fucking great pit fire roaring away, feet up, beer in hand whilst flicking the V's at him....brilliant.
