This was doing the rounds on social media a few weeks ago. The Glazers lobbying the council 7 years ago about all the land they own that is ripe for re-development.


No it’s not what they are doing & if you worked in property you’d know that. They are lobbying for land that they own which is currently worthless to them to have infrastructure paid for by the government so that it then becomes valuable.

Yes. Looking at those maps, they could quite easily build the new stadium on land they already own without the terminal moving at all. So they are conflating two projects simply to syphon off some public money and increase the development value of the land they own. The government should tell them to fuck off.

And, if we are talking about misunderstandings, as I understand it the government haven't said anything at all about this redevelopment other than that nothing has been discussed. All the noise is from Ratcliffe, Burnham and people paid by them. Fuck them both.

As an investment it serves no benefit to the UK to do this deal as Ratcliffe & Burnham have packaged it but it may serve individual interests. These billionaires are very smart at lobbying politicians who end up working in the industry after on multi million pound contracts.

Tbf, any investment in redevelopment benefits the local economy, think of Mansour's investment in East Manchester despite what the sandal-wearing, Guardian reading United fans masquerading as academics say, but it is absolutely clear they have just thrown in the terminal in order to wheedle as yet unidentified monies out of the government. Surely no-one can come to any other conclusion?

It’s only good for the economy if it’s the best deal. You don’t burn anything from £300m to a billion if you can get a better deal.
 
The whole thing sounds like a scam by United trying to get a hugely subsidised stadium with promises of all sorts of benefits to the area. Burnham has to be publicly supportive because he doesn’t want to piss off hundreds of thousands of potential rag voters but it seems obvious that the whole thing is pie in the sky.
 
Reading through many of the comments on here, it seems that people are getting confused with the redevelopment of Old Trafford the area, and Old Trafford the stadium.

The government are not putting a penny into the building of a new stadium. They are putting in the transport infrastructure to serve 4000 new homes.

Freightliner, the owners of the freight terminal, have been in negotiations to move to a purpose built terminal in St Helens since 2022. With the backing of Manchester and Liverpool City Councils.

The proposed move, which has been confirmed by Freightliner, could offer significant benefits to the modern rail freight and logistics sectors. Not least, the new site, at Parkside East, would, at a stroke, radically reduce the pressure on key infrastructure in Manchester.

It may well relieve the chronic congestion in the notorious ‘Castlefield Corridor’, a two-track section through a heavily urbanised part of central Manchester. The tracks are frequently overloaded with a mixture of freight and passenger traffic.

Purpose built and freeport location​

Speaking to a regional media source, Freightliner confirmed that it had taken an interest in land at Parkside East, with a view to establishing new intermodal facilities there. Freightliner, one of the UK’s largest rail freight operators, is reportedly operating its Old Trafford base at full capacity, moving up to twenty trains a day.

The new site at Parkside East would allow Freightliner to handle many more services. The site’s strategic location, nearby the expanding Liverpool docks, and within a designated freeport, makes the transfer an attractive proposition. Negations could well be centred on the ‘transfer fee’ paid by the football club.

For the logistics sector, the potential relocation offers improved efficiency in goods movement. Parkside East, where Freightliner reportedly is planning over 230,000 square metres of rail terminal space, is well-placed to accommodate future growth in freight volumes, for both domestic and international trade.

The relocation would also open up capacity on the Liverpool-Manchester rail line, currently constrained by freight traffic, allowing for expanded passenger services and easing congestion through Warrington, a choke point on the West Coast Main Line, Europe’s busiest mixed traffic railway.
No idea what you're quoting there.

It's around 20 trains a day through Castlefield, most at night when there are no passenger trains and usually just two or three during the day affecting passenger services. It's not going to "solve" the congestion problems. (Nor is Network Rail's stupid idea of reconfiguring Oxford Road to two longer through platforms, long enough for 8-car trains but meaning no capacity for switching platforms when things go wrong.) And the Euroterminal would still be at Trafford Park with 3 trains each way during the day, including the crazy 1720 "path' through the evening peak.

As for the last paragraph, all the trains at Parkside would go through Warrington Bank Quay, adding to the capacity issues between there and Crewe, and causing delays to passenger trains on the line from Victoria to Lime Street. (That is presumably what's meant by the line from Manchester to Liverpool. It won't make much difference to the line via Warrington Central - the freightliners crossing into the present terminal can delay passenger trains with the crossing movement but trains into Parkside will have conflicting movements at both Earlestown and at the entrance to the terminal.)

Burnham needs to shut the fuck up and concentrate fully on sorting out the shambles that the taking back control of the buses has become. Short of drivers, buses cancelled at short notice leaving up to 90 minutes for the next one, often at peak times when people are trying to get home after a day's work. Unacceptable!

In the regeneration proposals, both plots of land are completely redeveloped into new homes. Literally all of the current car parking space has gone.

If the government purchase that land off Freightliner, they will make their money back from the developers who want to build apartments on it. Although, Freightliner might just sell the land off privately for a tidy profit themselves. Which is more likely.

And, if the Glazers/Ineos sell all of this land to developers, they will also make a serious amount of cash. It's at least 100 acres, with planning permission already agreed. And the transport network signed off by the chancellor. It could even possibly fund the new stadium. Put it this way, they aint giving all of that away for free.

One thing the new Utd stadium proposals seem to nail, is the timeline.

They know it'll get built when there is no longer any need to propose car parking, as we'll all likely be in flying cars by then.

I am massively cynical that 1) this stadium ever gets built at all, and 2) looks anything like these designs if it does get finished.

The timing of Ratcliffe's PR pieces with Roan and Neville, and the stadium reveal the next day... very bizarre. Be a shame if not, I've not stopped laughing since I saw that circus tent design.

With Burnham involved surely it would be a CPO by the MDC for the whole sites, it is rare the SoS will CPO.

I agree the CPO is existing land value not hope value, so there should be plenty of planning again with good residual land values, and it is not as though Trafford have a great s.106 record.

Sure, Arup's have never issued concept images or sketches that have then had to change, aye!

They were literally founded on the principle ffs.

Fwiw I agree about the scheme and thought as much myself when I saw it, but the whole thing is a loose 'mood' concept, hardly a proposal as such.
