I've been looking for a house for ages, anyway I've found one that I like. Its near the Cotton Tree pub in Boarshaw, Middleton.

I've never lived in the area. I've checked the crime stats on the local gov website, and they say average.

Do you live in Middleton? Or even Boarshaw?

Whats the area like? Do you recommend it?

Cheers in advance for your assistance....

I live in Middleton and like most areas it has it's bad spots but overall I'd say it was a decent area to live. Are you talking about the new estate facing the Cotton Tree pub?

Yeah thats the one. A nice little 3 bed on there. I know its not finished, but It looks alright.

Is it ok round there?

if you have 6 fingers your in!!!

They seem to have been building that little estate for ages.I'm not sure how much they're going for on there but I'd guess at £130,000 ?...depending on how much you have to spend I'd say there was better spots.I think there might be a troublesome area just behind the estate although I'm not sure whether there would be a throughroad to it.

Gutted. Yeah it looks like the estate has been up around 2 years I think. Looking at it because we like one of the styles of house & they will do a good deal on part ex against our two bed.

Where do you suggest looking? Think we'd have to look at a new build to part ex ours. In this climate I dont think much is being sold privately.

I'd avoid it there if I was you, I grew up in Middleton and while there are many nice spots, that area of Boarshaw is a bit iffy if you ask me. There is a road called Tennyson Road just to the back of the estate and its not the best to be fair. We used to knock around there as kids.

Don't take that as gospel though mate.I don't live around there but know it quite well.I think there is just the one street that might have a few undesireables on there but couldn't say for sure.It might not even effect you cause of the location. The area where the estate is used to be a small industrial estate so there is probably a bit of land that seperates it from the street I'm on about. If you want I'll PM my number if you need any info.
