Is there an area next door to it or just a stadium?
Co-op Live is next door but that doesn't mean the hotel will be profitable. There are rival hotels in the city centre one of which closed down recently (Renaissance hotel). Manchester City had a shop at the bottom of Market Street, a perfect location. It closed down.

The Arena is already doing 150 shows a year, the hotel will be full every one of those nights, then add the city games and already you have mass bookings, a huge advantage to any City centre hotel.
 
You seem to have overlooked that great big black box next the hotel. It’s an indoor arena planning to hold around 150 sell out concerts every year. Maybe some concert goers might stay after gigs there rather than run the gauntlet of the Metrolink. Just a thought, doubt City will have spotted that potential. Pro-rata that.
Guys ... in terms of revenue generated by the hotel you really haven't been paying attention lately!

Stage One is to sell the naming rights for £100M. Then we sell the hotel to the CFG for a £billion. After that we lease back each room for £5 a night, which we then sell on only as part of a Room + Ticket hospitality deal for £1000 per game.

I know it's true cos the friend of a brother of a North Stand Steward told me.

Whatever happened to the days of going to concerts and then either going home or finding a spot to doss in? A fucking hotel within throwing distance of a very expensive venue, the music scene has been taken over by a horde of middle aged bourge.

Hotel occupancy in Manchester is 68.5% (from google) and as Hotel Football and Renaissance Hotel show they aren't all profitable. It seems a challenging number to reach based on 150 shows and 25 games a year.

So at least 175 times a year it will be full and premium prices at that, the arena in glasgow has 5 hotels around it plus there are rumours something else is being built on the site, a conference centre?

Just checking, do you mean the Renaissance Hotel that used to be the Ramada on Deansgate? The one that was in an ageing building and shut down after Covid? The one that has been redeveloped as, checks notes, a new hotel?

I just did this at the Glasgow Hydro and connected Marriott, sad middle aged bourge that I am. I was tucked up with my Ovaltine by 10.30.

No because that depends on their costs and prices. But the current industry average occupancy is 68.5% and that gives you a rough guide as to what it takes to be in that business. Manchester and the top-rated Manchester hotels make low profits, and Gary Neville's hotel made small losses. Neville's St Michael's building which is near the old Police Station will include a hotel as will Viadux 2 (planning decision tomorrow) so there's competition. City's hotel won't have a monopoly on football and concert visitors. It will certainly make more sense if there's further development to attract visitors beyond football and concerts.

I would guess that any concert or match The Medlock will fill the soonest.
