The site is not big enough to match either Wembley or King's Cross; the development of Holt Town will help with the residential part.

For the site to become a 365 destination, it requires improved transport links to support it.
With the COOP live opening up, that opens the door to more hotels and restaurants(2). Just look at any UK arena; they typically have hotels and restaurants nearby.
The old gas holder site at the top of Mercer Way would be the perfect site for a Transport Hub, which features multi-storey car parks
Number 3 looks like a smaller arena or convention centre, or it could be a COSM, the new Imerserve sports theatre

I have been to business expo in Blackpool at Preston in very poor venues and they still manage to get 100s of visitors. I don’t think many hotels are set up for these events anymore where the priority is rooms and facilities for the day to day. NEC and southern venues seems to get all the big stuff Coventry was a good venue to be fair. Must be a gap in the market for something similar to NEC focused on business rather than concerts in Manchester. Don’t know how big it could be presume would have to be a lot smaller than NEC
