Yup, when I was looking for my house a couple of months ago, any decent house in the area was selling within 2 weeks for either the price or 5-10k above. Its all about the demand. I ended up getting mine by just offering the asking price, with no chain. You'll never know if you could have got it cheaper tbhThe point re your position stands. The biggest factor is how long its been on the market. Short supply means many are going within a week and often above asking following a bidding war, for others, people insist on putting it on the market for way over and it sits there un sold for ages. So you pick the approach that suits.
Currently trying to buy in London so this has made interesting, and depressing, reading.

Just the prices mate. Everything I look at, can't help thinking what I'd get for it back home. £700k+ for a 3 bed terrace, not even in our ideal area is about the size of things at the moment.
Oh I see. Yes the prices are mad. If you ever move out of London though you'll cash in so think of it that way.

Good luck I’m sure you will be fineHouse has only been on the market for 7 days and has some interest. We offered £194k which was rejected, they’d received an offer before us that was less than ours.
I don’t like wasting time so I’ve moved to just a tad under our top end and advised as such. That was 2:45pm yesterday and still to hear
