Making an offer on a house - strategy

Wait until your better half tells you your plans of what you have to change in their house.
 
Took a call an hour ago to say the owners received a higher offer and is accepting theirs now
 
It is absolute Bedlam out there.

Decent houses appearing on rightmove are pretty much sold within hours.

I suppose it is a good barometer to know what sort of houses and where will sell fast which gives me confidence in placing future offers for these places in certain areas. There are some sellers taking the piss though with asking prices which is why they've not shifted.

Like i said at beginning of this thread, if the house is what you want then stump up the asking price straight away instead of pissing about trying, and usually failing, to save a few quid.
 
Considering putting ours back on the market this week, have been prepping for it the past few days. We tried to sell about 5 years ago but after 2 accepted offers that fell through, and the immindent birth of our second, we shelved our plans, did up the kitchen and bedrooms and stayed put, but we still need a bigger place.

Issue for us seems to be the houses we see and may like to move to are going fast, so we could end up selling ours but either settling for what we don't really want, or nothing. Feels like a good time to sell, not so good to buy, especially if you want to move up the ladder rather than down.

By the way on accepting an offer, maybe i'd change my mind if someone stuck an extra £20k in front of my nose, but for me the price is the price, meet it and its yours. No time mucking about or being mucked about.

Estate agent told me yesterday, still selling really quick but not enough up for sale. M26 and surrounding areas

Well that’s a disaster however you can’t legislate for greedy owners I wouldn’t deal with people like that I am of the opinion when i agree a deal it’s done . Gazumping is terrible and for me gives you an indication of the people you are dealing with .However perhaps you should seek stonerblues advice he appears to have a Crystal ball and he may be able to advise you more in this instance
Stoner if he offered asking have you considered the unscrupulous buyer/seller could still offer a few grand more
Sarcasm because we have different opinions and strategies really !
I don’t profess to be an expert I’m 50 and have negotiated numerous house sales purchases throughout my life in property hot spots like
London and Wilmslow my strategy has worked for me it doesn’t mean it’s the right one
I have also accepted a lower bid myself on one of my properties from a buyer in a better position
Who knows it’s a minefield especially with Covid and the stamp duty holiday

Anyway enough bickering I hope Tiny you get fixed up somewhere else.
