Indeed it is. Rents are high so yields are strong and even during Covid most residential blocks collected high percentage of rents. Much higher than commercial investments. People may not be aware but the population of Manchester is rising by around 30,000 people a year and about half of that in the city centre. Each tower holds an average of 300 apartments. (Say 600 people). 20 towers a year needed believe it or not to satisfy demand. We are a second city and very popular. To grow a a city though - we desperately need an underground system. Simply has to happen.

Investment in transport really is needed. Not sure we will get an underground tho sadly.

When HS2 arrives there will be a new transport interchange alongside HS2 and Piccadilly Train Station.

More great news for the CODA team this month as our latest planning application for 16No. urban homes has been validated.

The development seeks to provide the first residential houses in the Ardwick Green area in over 30 years!!

The scheme proposes 16 unique 3 bedroom houses that specifically relate to urban dwellers who aren’t quite ready for the ‘burbs’ but want that next step from an apartment in ‘town’.

The proposed site is a short walk into the city and has nearby green space and sustainable travel options on its door-step.

All houses will seek to exceed building regulations energy and thermal fabric requirements and each house will be fitted with; an air source heat pump, MVHR system and photovoltaic panels at roof level.

Like I said before, this is not an official document (as it looks to be) so people shouldn't be getting excited at this "proposal". There's an interesting thread on RailForums.co.uk about the UoM student behind this organisation, https://www.railforums.co.uk/threads/crossnorth-programme.242006/.

Don't get me wrong, I'd love something like this to happen, but it won't.

Absolutely and sadly not, Jim. Just a passing interest since hearing the IRA bomb go off in 1996, seeing the plume of smoke rising in the city centre from my house in Burnage, and following the redevelopment of Manchester (city centre) since then.

Stumbled across SSC-MCR in 2003 and posted on there until last year. 65,000 posts. Still lurking. Now I’m happy just to post on this thread.

That aside, there are a few posters on BM, 1 in particular, who are involved in shaping the huge change in Manchester and it’s skyline.

Bar this thread, SSC Manchester is the place to go for updates on property development and construction in Manchester.

Probably said it before but I've really enjoyed your ssc contributions for years, and how resourceful a few there get. I now find this easier to flick through and don't visit it that much any more, apart from a couple specific ones. If it ever feels like not many are posting on this thread, it doesn't mean people aren't reading/following it.
