Punk IPA's proper stuff though I wouldn't have described it as fruity, I'd have said hoppy & bitter off the scale, which is everything I want from an IPA. I'm not saying you're wrong for saying it's fruity and we're both agreed it's a really nice drop.

JW Lees are not what they seem now, they are bleeding local tenants dry by charging double for some beers that the tenant could get it for if they were a freehouse. They are then closing down the small pubs when the tenant's term is up and selling them to builders who knock them down and build houses or Tescos on them. They aren't interested in keeping the small boozers open and are only interested in keeping open and opening up boozers that are big places that serve food, they have recently bought a load of big pubs in Cheshire (ex punch taverns) yet are closing down pubs around here at a alarming rate, the tenant in my local is not long off leaving and we're worried that it may shut down, I've been going in there for 20 years, met my wife in there and we get our mini-bus from there before every home game. A lot of people are blaming Wetherspoons for this but Lees are certainly not helping by sucking up any profit that a potential tenant could make.

They bought 2 or 3 in Cheshire last year, Frodsham, Budworth are 2 that i know of. It looks like they are going the gastro pub way, not the most ideal IMO, you need your smaller boozers which are affordable to the old boys as they will go drinking day in day out, they are the guys that pay the bills.

"My" boozer that I'm talking about is The Old Cock in Middleton, I live at the top end of Boarshaw and the Boarshaw Hotel has been closed and sold to property developers and I've heard The Cotton Tree and The Royal Oak will soon be going the same way. When you say you need the smaller boozers which are affordable I agree BUT the way Lees are screwing their tenants coupled with Wetherspoons knocking out a decent pint of cask ale for £1.60 then the smaller pubs just can't compete. The trouble with Wetherspoons as I see it is if they continue to offer beer at rock bottom prices and nobody (like Lees) takes them on then eventually 'spoons will shut every pub in a town and then they can probably charge what they want. So there is no choice and no atmosphere which IMO equates to nobody going out, everyones a looser!

Dont know which is which between the Cotton Tree and Royal Oak, but The white pub in the dip has more space for potential, and the pub in the row of houses, Lees' own a house or 2 next door to it, theres nowt else round there is there?

Ideally Lees should easily be able to knock bitter out at sub £2, lager is abit different with the ties with Carlsberg.
Wetherspoons have massive buying power to put them where they are, for instance as a company a quarter of a pence profit on a pint would equal huge overall profits.

You seem to know a lot about The Cock, are you ITK? as for beer prices I hear they make their tenants buy the likes of Carlsberg and Strongbow for double that they could get it off bookers.
I know a couple of people who are interested in the cock but I think It'd be a big gamble

Nah, just got a feeling if you know what i mean.
Tenants prob could get it cheaper at bookers, when we had our boozer most of the stuff we got was cheaper in bookers than the brewery (S+N), and that was in the 90's.
Carlsberg will prob be priced in conjunction with Carlsberg even though Lees' brew their in Midd, Cant see Carlsberg letting Lees brew it then undercut them, Strongbow is bought in off Carlsberg.

Tried 77 Lager, Punk IPA and 5AM Saint. 5AM Saint's my favourite.
