Renato Sanches

How the hell do other teams get deals like that done so quickly?
They just pay whatever the selling club demands. It's not hard, it's just expensive, but if you are in the financial and squad position that Bayern are in they can afford to do it. They know that their squad is already outstanding an no real surgery is needed, so they can afford to just look for one or two players who they think can improve it and pay whatever it takes to get them.

We aren't anywhere near that position yet as every year our squad has been in need of serious maintenance and upkeep just to even try and stay at the same level. Once we've got a young core of players at a level that is required then we can start to do business like this, but until then there will always be a lot of patching up of the squad to do.

as compared to
Wolfsburg DoF 1 May "pay what we want"
Txiki "no"

Wolfsburg DoF 1 June "pay what we want"
Txiki "no"

Wolfsburg DoF 1 July "pay what we want"
Txiki "no"

Wolfsburg DoF 5 games into season "pay what we want"
Txiki "ok fine"

True, but even when all parties are willing, we seem to take our time whereas Bayern are swifter than any other teams. They make normal transfers as if it's deadline day.

Because they know they don't have to sort anything else out. They aren't looking at needing 5 players for £150m and having to try and balance that out, they just have to decide whether or not this is the player they want. Also, Benfica and Mendes have been making it abundantly clear how much Renato Sanches would cost for months now, it was really just a matter of agreeing to the deal the rags have been negotiating for a comically long time. Poor Ed Woodward won't get the credit for doing all the negotiating in the deal unfortunately

He cost 28 million Pound + add ons

Bony cost 27 million Pound

Mangala +40 million

The add ons deals are better than just throw 40 million potential

Its like we pay you 20m now, if the player reach his potential we will pay another 20

He costs 35 million and add ons that are based on his individual performance in a time corridor (like getting the Ballon d'Or) that aren't very probable. But - if he reaches that heights in that time - will be ok to pay because of that success... (in that case his resell value will have exploded, too)
