Selling a house

Dont necessarily go for the one with the cheapest fees. A good estate agent will cover their extra costs many times over by getting you a higher price.
Try to find out how long it normally takes them to sell a house, what % of people need to drop their price to sell and what they have got for similar properties.
 
Newham. We’re looking at Foxtons, Bairstow Eves, Aston Fox plus little independents at the moment. The first comes tomorrow.

Our friends a few doors down were up for £375,000 to £400,000 and got £392,000. Three offers. We’re not asking for all that because they had one more bedroom!

It’s not uncommon to get more than the asking price. London is overpopulated. I don’t comprehend the obsession with living here. It’s expensive.

To be fair in the current climate in London unless you property is priced very competitively for a quick sale most aren’t getting the asking price. A number of people I know - both buying and selling - - are getting between 2-5% off. Of course all dependent on demand, location, condition of house etc.

Cockney market trader type who subtlety critiqued the competition and knows our preferred solicitor. It’s going to be between him and the other firm who are coming on Monday.

This is the biggest and most important sale I’ve ever met. I’m useless with money so it’s imperative to get it right.

We moved back up North from sunny Lewisham a few years ago now. We just used a local estate agent. Houses on our road were always popular and it sold before it went on the market. The estate agent had sold one nearby a week before so had a couple lined up who had missed out on that house and they came round straight away. They offered 20k below the asking price saying they were ready to go with no chain. We said no as we had not tested the market and they then offered the asking price. Their families were from Chelsea and they were super posh. Red trouser posh! I bet they never thought growing up that they would have to live in Lewisham!

Whilst we want to sell, we’re not desperate. It’s only going for what we feel it’s worth and if we have to keep hold of it for a month or two longer then so be it.

I’m confident we’ll be ok.
 
One more thing. They want 1.5% of the final sale price plus VAT. That sound about right?
 
I’ll become a cash buyer once we sell this place so I’m ready to make offers whenever. What sort of proof will estate agents / sellers need to ensure I’m not a time waster?
 
I hope you have a good experience, but it’s unlikely you will. Having bought and sold a property over the summer I was shocked how bad estate agents were (from both sides)

The amount of agents I met on viewings and asked the most basic of questions only to receive a blank, glazed over look was laughable. It seemed to me that years of demand exceeding supply has meant the agents saw their job as simply letting you in and out of the property.

When selling my property the agent arranged a block of 15 viewings on one day (Saturday) by 11am Tuesday I’d heard nothing so I call the agent for some feedback only for him to say “yeah you’ve had 5 offers” ..... like, we’re you going to tell me at some point?!
