Really hope this means they'll get round to resurfacing and getting rid of that horrid paint on the floor around the stadium. It looks really worn down now. Jrb mentioned the cracks in it around City Square.

The whole lot will be redeveloped, if it's going to be a new plaza area. The whole area looks worse due to the piling and filling the holes in with tarmack, as the pictures show.
 
Didn’t they deal with the soil contamination prior to the stadium being built?
Yes they would have dealt with the majority of contamination but unless there are records of how the areas adjacent to the North Stand were remediated, in particular backfilled, then the LPA are likely to insist on further investigations to demonstrate that the ground is still 'clean'. Also, although underlying Geology would not change (which means no change to proposed foundations depths etc) it is possible that the subsoils could have been contaminated since the original development - hydrocarbons from fuel spillages, leaking drainage etc..

Any idea of how long these investigation reports take to compile, as I’m assuming they would have to be included in a planning application/s?

Its the chemical analysis in the labs that take the time although you can pay to have them fast tracked. Normally 4 to 6 weeks from the works happening on site to a final report being issued.

The new North Stand will project to near the existing shop,which will be sited elsewhere. The new covered City Square will project from around there to close to the Tram station.
 
Not entirely sure they would want it posting on here although they did say that what is being reported on here is very close to the truth.
@blueyorkie What @jrb is advising on here is an expanded North Stand with an expanded second tier with a city plaza with a new club shop and museum which is separate from the North Stand, hopefully, a goal line bar is included as well with a food market as well

From what we were told, that looks to be bang on, they indicated an interest from several hotels. It could be that there might be more than one!
