Bought one years ago on a haven site in Porthmadog. Amazing little area and a decent amount of facilities. Think the ground rent back then was around 3k a year and it closed for around 8 weeks a year.
Gave it to my ex when we divorced which she sold and bought a brand new one on same site.
A grand a fucking week she can rent it out for over the summer! Dropped a bollock there I think! Haha!
 
The problem with so many places that aren’t single family homes is the fees associated with the places. Management fees, assessments, maintenance fees…whatever you call them…can add up quickly.

Our lake house has what most would call a Homeowners Association (HOA) fee that is called an “Amenity Fee” because people buy land/lots just to use the amenities.

At $220/mo, it’s not high by American standards and it includes a significant number of amenities, such as 640 acre lake use, two marinas with boat docks and a boat ramp to put in a boat/pontoon, beach, no licence fishing, zero fee golf, ski-tubing hill, indoor-outdoor pools, tennis, pickleball, campground, and a 17 mile ATV/Snowmobile trail surrounding the community and snow removal from all roads to provide easy winter access.

Many places charge such fees just for snow removal and landscaping/grass cutting!

As always, it’s the “not so hidden” fees that can kill ya!

Ground rent on most Haven sites are a minimum of £6'000 to around £14'000. We have a Lodge in the Lake District and its £10'000 a year.

Yeah I’ve no doubt the ground rent would have gone up a fair bit since I gave it up (2010).
She’s said in the past that the rentals cover all the costs but she doesn’t make much on top.
She’s a slippery scouser though so not to be trusted.. :-)

Wow.....and here's me flapping about a possible rate rise on a holiday rental cottage going from zero business rates to £5,000 domestic rates if I dont do the welsh governments occupation figures.

Last Three rises on Haven sites have been over 10% each time. People are selling statics they bought for £30'000 Two years ago for £10'000 back to the site. They then put them back for sale at £30'000. Criminal.

This is a site that's got MP's on board now to try and regulate the industry. There's some fuckin heartbreaking stories of folk getting shafted from the sites they have Vans/Lodges on.

Call me clinical but I cant see this government doing anything. These big companies properly support the government in funding.

to anyone thinking of buying DONT

Theres a housing shortage and these parks are taking advantage of it by ripping people off
