The Telegraphs reporter is John Percy, who is as reliable as it gets for the midlands clubs, and he's never reported on a buy out clause.

If a player as good as Grealish has a £65m buy out clause like some on here are suggesting, it would be absolutely massive news as pretty much every top English club would be in for him at that price.

Personally, I don't think the Buendia lad is a replacement for Grealish, from what I'm reading Buendia plays more on the right side and Grealish more on the left.

If anything this is Villa addressing a need trying to keep Grealish to try and make a push at one of those top 6 spots.

Especially with clubs like Spurs and Arsenal weak, and West Ham looking like they may end up losing a fair few players this summer.

This may be the chance to do what Leicester did and cement their place towards the top of the table

If we flop this season then maybe Grealish thinks about moving but right now we're heading in the direction

All of the reports regarding a buy out clause I've seen link back to a Footballer Insider article that only says it's a big buy out clause and skips any mention of a pesky 'source'.

It's not about cashing in, it's about playing for a club challenging for honours. With the FFP rules as they are Villa are limited to signing the likes of Buendia for an over priced £33m, I don't think you have the squad or talent in your first choice 11 to even do a West Ham and get top 6. If you were allowed to spend outside the FFP rules you would have a shot but unfortunately for you the likes of the Rags and Dippers ensured that drawbridge was well and truly pulled up.

FFP is utter bullshit isn’t it. A club like Villa with wealthy owners with no debt cannot spend what they want just because they don’t sell millions of tacky red plastic shit in the Far East, aka ‘generating their own income’.

Villa might be heading in the right direction. But breaking into top 6 will be hard. Top 4 will be nearly impossible in the short-term for Aston Villa. Grealish turns 26 in a few months. He is not a youngster anymore. And he has never played European football. And it is very likely he'll never play CL football as long as he stays at Villa.

it's his and Aston Villa's decision, and if Grealish is content with that. Then all respect to him. But if he is as good as Villa (and football) fans say he is. Wouldn't that be tragic?

So if the Qatar Tourism Authority bought Liverpool for example and bid £350 million for KdB & Foden combined and they left being paid £500,000 a week each you'd be happy?

FFP might be flawed in it's present form but there does need to be at least an illusion of a fair playing field.
