Landlords and tenants thread

Rented a lot out over the years at the lower end of the market in shitholes like stoke and Oldham. Converted a lot to apartments in recent years and just as much hassle. The dream was 1998 to 2007. Been harder since.

:D i might need one, if the guy i asked doesn't reply! This might be a good place for people to put good tradesmens (peoples?) details. My neighbour is a gas engineer so i've used him for boiler repairs and gas safety, but could always do with more!

Got some properties in North Manchester that I rent out. All gone fairly smoothly until the most recent tenants in one of them decided to stop paying the rent. No hardship story or anything, just took the piss. Took 5 months to get rid of them and they trashed the place and tried to disappear. Unfortunately for them they weren't too difficult to track down and although they have not coughed up the back rent or the repair bill yet it's been through court and the High Court Enforcement Officers are in the process of extracting what they owe me. They actually bought a property after leaving mine so I have also had a charge applied against that so I can force them to sell if the bailiffs draw a blank. Funnily enough they're rags.
I have recently decided to get into the student rental market and have bought a property in the student area of Liverpool. Much cheaper to buy than in the equivalent area of Manchester but the rent is the same so a much better yield. If that goes well I may get some more.
 
Glad I found this thread as I was initially going to start a 'new one'. I've had a horrendous experience with a Bolton based rental company that have properties mostly across South Manchester. Quite convenient for them to sneak away. Are we allowed to name and shame? this company apply section twenty one notices that aren't even real when looked at by Shelter. Let themselves into properties at night when people are in bed. Change locks and never maintain the property despite numerous complaints. I just think fellow Blues should be made aware of this company as they advertise on spareroom all the time. If it can't be on the forum people can DM me for details so as to avoid the shit I've put up with.
