North Stand Construction Discussion

Haha, don't flatter yourself.

I've made the point before.

All good though mate! You want to add an entire hotel or office block to the cost, fire away. I'll say my bit and round and round we go.

I don't doubt you have been told what you have btw, nor that they are credible either, fwiw.
Out of interest do we know who the club’s project manager and or quantity surveyor is ??

It looks like a hospital. Very brutalist.
Bloody hell it is just an hotel, not one of the 7 wonders of the World.

If it is nice inside that is what really matters, it is hardly going to be a tourist attraction in that neck of the woods.

Their development and build costs are definitely excluded. I think their income from how I understand it can be included, if part of the stadium. I think the hotel and office will income will count, but the arena won't.

From the UEFA Club Licensing and Financial Fair Play Regulations, version released on 1 June 2018 (which is the latest version I get from UEFA's website).

Annex X details what does and doesn't count as income, and by virtue of Section A, paras f) and l), income from "non-football operations not related to the club" are excluded but those related to the club are permissible.

As to what this means, the following is from para l) of Section B of Annex X of the Regulations:

Examples of non-football operations related to the club [i.e. that CAN be included for FFP purposes] are:

 Operations based at, or in close proximity to, a club’s stadium and training facilities such as a hotel, restaurant, conference centre, business premises(for rental), health-care centre, other sports teams; and

 Operations clearly using the name/brand of a club as part of their operations.

My understanding has always been that rent from facilities located on land around the stadium owned by the MCFC JV with the City Council, including the collar site in the fullness of time but also Co-op Live, can be included by virtue of the first bullet above. Happy to be shown to be wrong if I am.

My favourite pic… ;)

Comparison of the new North Stand roof vs the 3 tier option as seen on the South Stand.

- The North Stand roof starts further back so is longer overall.
- The sky walk gives a bit of extra length to the front.
- The shallower rake of the new extension, plus the extra length, might have made it more difficult to prop the new roof, which could be why they’re not putting full length beams up in one go (pure speculation).

Do you think the horizontal panel design/ colour is yet to be agreed ? Seems very strange none have been fitted as yet ?
I think it probably has, when that one off panel popped up and then disappeared.

Could be coming from a different supplier to the glass, could be that they agreed it late so the lead-in time has slipped. But most likely they are focusing in the glass panels which will make it watertight (the horizontals already are as the backing panel is in already) while they have the stuff stored on site and the lifting equipment set up etc.

From memory the one off panel was the same colour as the verticals but had vent
Holes which appeared to be drilled ??

Interesting. Thanks.

Based on that the hotel, f&b, and everything else as part of this development would count. And probabky even the arena would qualify, depending on what 'close' proximity is. Given it doesn't specifically use the club name.

The hotel and stadium will in a sense be like Vegas...... a bit dull and boring in the day but come to life and night time, game days etc when all lit up.

That's how I recall it too, but I couldn't really tell properly from the photos.

There is a single line of panels on just now, and they Are the lighter grey per the mock-up. But it is the separating line where the etfe roof comes on, so might be different from the rest.

If I was guessing, the introduction of the perforations would have pushed them (or pushed the planners to push them) to go a darker colour. But I don't think we'll know till we see it.

It will be interesting to see (yes I know we have a collar site thread [emoji51]) what the style of architecture is when they reveal the plans for the collar site. Those buildings will be what you see from Alan Turing Way and I imagine the club will want to maintain the Club / Stadium / Badge etc being visual from the road.

Given the size of the north stand, you’ll always be able to see that [emoji23]

I'm pretty sure the Arena doesn't count ?

I thought so too, but according to the wording above, it Could, potentially.

Certainly not clear that it doesn't. The club may well have chosen to keep it separate, I have no idea.

Yes they were based on the beehive pattern.
I did not know you could stamp holes in glass , but obviously whatever you do needs to be done before it goes through the toughening prices and becomes totally unworkable
