My current thoughts on the Grealish deal is that Grealish has not made his mind up as to whether he wants to stay or leave which is why both sides are displaying confidence in him leaving/staying. This deal is not done yet but can be easily be done if he has a release clause in his contract. We've already agreed personal terms with him and the release clause allows us not to have to negotiate with Villa.
