Etihad Campus, Stadium and Collar Site Development Thread

Has the Arena in Glasgow got 4 hotels.

Budget hotels.

I doubt very much City want to go down to those budget hotel price levels.

The impression I get is that City want the hotel to be more of an up market hotel all year round, even during the week when there are no matches or concerts on. I think the standard of the rooms and the service will be second to none around the hotel room price range, especially as the rooms tie in with match day packages during the football season. Constant good reviews for the hotel and the match day packages will be crucial.

I’m not saying there aren’t plans for a 2nd or 3rd hotel. I think City will see how the Medlock performs first before starting on anymore hotels on the Etihad Campus. The next hotel could well be a budget hotel.
 
Doesn't that suggest the club decided to move the hotel from from the Collar site to where it is now?

Having 2 separate hotels next to each, and filling over 600 hotel rooms per week is a very big ask and financial commitment for the club. Poor performaning hotels are notorious for losing money, just ask Gary Neville.

We also have to remember there are no football matches between May and August, roughly 4 months. Admittedly there will more concerts and events at the Coop Live Arena.

As I posted earlier, I'm more inclined to think City will stick with 1 hotel for now. Assess how the hotel is performing, stays, profit, etc, and if the hotel is doing very well, and the club thinks it can sustain another hotel close by, only then will the club build a 2nd hotel.
Might mean that, but think itnis too coincidental and with those couple images then appearing in the PA for this one, suggests it is still in the long term plan. But think you are likely right, might be some time before they go for it, seeing how thisnone is going or what other content they might generate on site to make it worthwhile.

I think the club are positioning the Medlock as an exclusive hotel due to its position and unique offering.

It’s attached to the stadium, it’s on the Etihad Campus, and it’s the only hotel
in the area, with the closest hotels being on Great Ancoats Street.(I stand corrected on that point) Bar Diamonds Hotel on Hyde Road in Gorton. ;-)

So if you want to stay at the Medlock, you will have to pay for it.

Good, it was the best one for me before they got rid ten years ago with the extra tier.

is that an 'exclusive' direct from the club? I'm still struggling to see how that will work with the iron work that had to go in to shore up the wonky South Stand roof corners

As I've said before, the person who told me at least a dozen years ago that there'd be an arena built beyond the north end of the Collar Site also insisted there'd be a significant dedicated convention and exhibition venue on the Collar Site itself. That makes sense because it should be able to ensure a decent footfall on the site day in, day out throughout the year.

As far as I can tell (though informed comments to the contrary are welcome), there's a gap in the market for this in the north. If Manchester can support two major arenas, surely there'd be scope for an additional exhibition and convention facility in addition to Manchester Central? If you look at Oak View Group's venues in the States, they do have a few convention centres as well as arenas, so maybe another OVG/CFG joint venture could be on the cards?

In addition, the Eastlands Regeneration Framework in 2019 referred to a 'multiplex cinema' on the site among the rest of the leisure offer. I think we can assume it isn't planned to be the standard kind of venue you get in towns and cities across the country, but something that people would be prepared to travel significant distances to visit.

There should be room for all the above plus further leisure options, plus a decent retail offer and perhaps some office space. All of that should help to make it more or less a 365-day venue with visitor numbers easily into seven figures even disregarding concert and football attendees.

A few further comments:

1. It strikes me that, if they really still want to make it a 24/7 venue as discussed in some of the original strategy documents with the Council, they should look at finding a way to incorporate a casino somewhere in the development. I don't know how realistic that is in terms of licensing and so on, but it would seem a licence to print money and would attract visitors.

2. I just throw this open as every time I suggest transport improvements, I'm told they're not realistic, but surely this kind of development should really be accompanied by significant infrastructure development, especially with regard to transport? Even if it has to be done partly with financing under a section 106 agreement, it would seem highly desirable.

3. If at all possible, let's carry on when we finish the North Stand and associated developments in 2026 to get moving on the rest of the site. Surely it must be viable now, and it would be really great to steal a march on those cunts from just outside the city while they piss about for us to have a top class entertainment and leisure destination already functioning at and around our stadium.
